Consider requiring your tenants have Special Event Insurance in place to cover physical injuries, property damage, and any losses that include damage or injury from an over-served on-premise party or picnic guest due to alcohol-related accidents.
Be sure tenants know up front what expectations are in place, and that good communication between landlord and tenants exists to address issues before they come up.
